Software for renting rooms on Airbnb and by the monthSome rooms by the month. Some on Airbnb. One house.
A five-bedroom house with two rooms on Airbnb this month and three on monthly leases next month is one house, not two businesses. RentCaddie lets each room switch sides from a date, and everything that counts rooms knows which side each one is on. The short-term rental tools are in beta; what that means is written below.
Each room is Monthly or Airbnb, from a date
Connect each room's Airbnb calendar by its link and that room is on Airbnb with no further setup; every other room is Monthly. When you want a room to change sides, pick the room and the date: Monthly from 11/01/2026, Airbnb from 03/15/2027. The choice is dated, so October still reads the way October was when you look back at it, and Undo takes a choice off again.
Vrbo, Evolve and other booking sites connect the same way, by calendar link, and a calendar that books the whole home covers every room in it.
- One calendar link per room, or one for the whole home
- Monthly or Airbnb per room, from the date you choose, with Undo
- Months before a switch keep the side they had
- Airbnb, Vrbo, Evolve and more

Guests and residents, side by side on one board
The Rooms board shows who sleeps in each room tonight and on the nights ahead: a monthly resident, an Airbnb guest with their check-in and checkout, or nobody. A guest leaving on 10/22/2026 frees the room for the next guest that same day, and a resident holds every night from their move-in to their actual last day.
Reservations land on the same calendar as your long-term homes, so there is no second app to check. A guest's nights in Bedroom 2 and a resident's lease in Bedroom 3 are read by one rule, which is the only way the two never collide.
- Who is in each room tonight: resident, guest, or nobody
- Check-in and checkout nights drawn for every guest
- Reservations on one calendar with your long-term homes
- One rule for who sleeps where, so rooms never double up

A clean books itself after every checkout
Set a default cleaner per listing and a turnover clean is created on every checkout. The cleaner is emailed and sees the job in their own simplified app on their phone, with the date and the home; a checkout with nobody assigned is flagged so you see it before the next guest does.
Other work can hang off the same bookings: a deep clean every fifth turnover, something before every check-in, or a message halfway through a long stay. Cleaners and inspectors carry per-property rates, so their pay and year-end figures track themselves.
- A default cleaner per listing; a clean on every checkout
- The cleaner sees the job in their own app on their phone
- A checkout with nobody assigned is flagged
- A deep clean every fifth turnover, or work before every check-in

Vacancy counts only the rooms that should have a resident
An empty room on Airbnb between guests is not a vacancy, and a room on a monthly lease is not open to guests. The Vacant rooms tile, each property's counts, the reports that count empty rooms and your public listing page all ask the same question first: which side is this room on tonight? A room on Airbnb is left out of your vacancy, and the Timeline marks it On Airbnb in quiet grey.
Your public listing page shows only the rooms genuinely open to a monthly resident, with the real next-available date, so a guest room never collects a monthly application.
- The Vacant rooms tile counts monthly rooms only
- The Timeline marks Airbnb rooms On Airbnb
- Reports count empty rooms by the side they are on
- The listing page shows only rooms open to a monthly resident
Before a lease goes out, it checks the room's bookings
When you send a lease for a room that is on Airbnb, or that has guests booked on those nights, RentCaddie says so first: which guests, which nights, and the first night with no guest. You can move the start date to that night with one tap, or send the lease anyway. When the resident signs, the room switches to Monthly from their move-in date on its own.
When a monthly resident leaves a room that has its own Airbnb calendar, you are asked once whether to put the room back on Airbnb from the day after. Nothing switches a room to Airbnb without you.
- Guests and nights listed before the lease is sent
- Move in on the first free night with one tap, or send anyway
- Signing switches the room to Monthly from move-in
- One question at move-out: back on Airbnb from the day after?

What RentCaddie does not do
The short-term rental tools are in beta. Here is what that means, and what is not there.
- Beta means the tools are real and in daily use, but still being finished, and our team switches them on per workspace. Sign up, then write to hello@rentcaddie.com and say you host rooms on Airbnb. Monthly rooms need nothing switched on.
- RentCaddie reads your booking calendars by link. It does not post listings to Airbnb, set nightly prices, message guests through Airbnb, or take guest payments; those stay on the booking site.
- Guest door codes are not issued from a booking. Smart-lock codes in RentCaddie follow monthly leases and scheduled work such as a clean.
- It is not an enterprise accounting suite: per-property profit and loss and a Schedule-E-ready year end, not a double-entry general ledger.
- Plans count active leases. Airbnb rooms do not add to that count; monthly rooms do.
Short-term rental rules, registration, occupancy taxes and lease terms vary by city and state. RentCaddie is not legal or tax advice; check your local rules before putting a room on Airbnb.
