What room-level occupancy means in practice
A property-level occupancy number hides the thing that actually pays in shared housing: a four-bedroom house with one empty bedroom is 100% occupied as a property and 75% occupied as inventory. Room-level occupancy is the number that should drive pricing, marketing spend, and forecasting, and it should be labeled with its measurement date like any other occupancy figure.
Eleven of twelve bedrooms across three houses are occupied, which is about 92% room-level occupancy even though all three properties are technically occupied.
