Bedrooms in the same house are rarely worth the same amount. Floor area, window count, closet space, whether the bathroom is private or shared, floor level, and noise all move what a room will rent for. Pricing each room on its own merits fills the weaker rooms instead of leaving them empty while the best room carries the house.
