Is there really no per-unit fee?+
Correct. $97/mo whether you have 5 units or 500. AppFolio charges $1.40 per unit on top of a $298 minimum — at 30 units you're paying $340/mo. RentCaddie stays $97.
Do I need a credit card to start the trial?+
No. The 14-day free trial requires no card. You add billing info inside the dashboard when you're ready, and we never auto-charge an expired trial.
What happens after the 14-day trial ends?+
If you haven't added a payment method, your workspace becomes read-only — you keep access to view everything but can't add new tenants, charges, or send invites. Add billing anytime to reactivate. We don't lock you out and we don't delete your data.
Can I switch between monthly and annual later?+
Yes. Switch anytime from your billing settings. Annual saves you 17% — about 2 months free per year. Mid-cycle switches are prorated automatically.
Is there a long-term contract?+
No contracts. Month-to-month on monthly billing. Annual subscribers pay upfront for the year (and save $194). Cancel anytime — you keep access until the end of your current billing period.
What if I cancel? Do I lose my data?+
No. Access continues until the end of your billing period. After that, you can export everything as JSON and CSV. We never lock you in.
What about payment processing fees for collecting rent?+
Standard Stripe fees pass through directly to you (or your tenant, depending on how you configure it): 0.8% capped at $5 for ACH, 2.9% + $0.30 for cards. We don't add a markup. Rent flows from the tenant to your bank — RentCaddie is never in the money path.
Do you charge extra for tenant screening?+
Screening reports are pay-as-you-go — typically $35–$45 per applicant for the full credit + background + eviction package, charged through to the applicant if you want. The screening tool itself is included in your $97/mo.
Is the price going to go up?+
$97/mo is our launch price. We may raise the price for new customers later as we add features, but anyone who signs up at $97 keeps that rate as long as their subscription stays active.
Do you offer refunds?+
If you cancel within the first 30 days of paid service, email us and we'll refund the month, no questions asked. After that, refunds are prorated for unused time at our discretion.
