Rule of thumb: Renting by the room usually brings in more rent, but you take on the utilities, the internet, the cleaning, the furniture and more move-outs. If the room-by-room cash flow is not clearly ahead after those, the extra work is not paying you.

What changes when you rent by the room

The mortgage, taxes and insurance do not change. What changes is who pays to run the house. A family renting the whole place usually puts the utilities in their own name and brings their own furniture. Five people renting five bedrooms expect a furnished common area, working internet and one price that covers the lot.

So the honest comparison is cash flow against cash flow, after the costs that only exist when you rent by the room.

  • Utilities and internet: you usually pay them and build them into room rent, or split them between residents
  • Cleaning: someone has to clean the kitchen, bathrooms and living room between residents who each think it is somebody else's job
  • Furniture: beds, a couch, a table and kitchen basics, which wear out and get replaced
  • Vacancy: five leases means more move-outs than one, even if each room fills faster

How to fill it in

Use real numbers for your market: what similar rooms nearby actually rented for, and twelve months of utility bills if you have them, because winter and summer differ.

Vacancy is the number most people get wrong. Enter the share of the year a room sits empty: a room that turns over twice a year and takes two weeks to fill each time is empty about 8% of the time.

Before you convert a house

Check your city's rules first. Many cities limit how many unrelated people can live in one home, and some treat a house rented room by room as a rooming house that needs a license or different zoning. Homeowner association rules and your insurance policy matter too.

Then look at the break-even line: the average room rent at which rooms only match the whole house. If your market sits close to it, the extra work is not paying you.

A worked example

A five-bedroom house with $1,400 a month in mortgage, taxes and insurance. Rented whole it brings $2,000 a month with 5% vacancy. Room by room it is five rooms at $650 with 10% vacancy, $350 of utilities and internet, $160 of cleaning, and $6,000 of furniture expected to last three years.

Common questions

Is renting by the room more profitable?

Often, in markets where one room rents for well over a fifth of a whole house. It is not automatic. Once you pay the utilities, the internet, the cleaning and the furniture, and accept more move-outs, a small rent gap can disappear. Run both sides with your own numbers.

Should utilities be included in the room rent?

Most room renters expect one monthly price. You can include utilities and set rent high enough to cover a normal bill, or include up to a set amount each month and split anything over it between the residents. Whichever you choose, write it into every lease the same way.

What vacancy should I assume for rooms?

Use your own history if you have one. If not, estimate how often each room turns over in a year and how long a room takes to fill, then turn that into a share of the year. Plan for more turnover than a whole-house lease.

Is renting by the room legal where I am?

It depends on your city and sometimes your neighborhood. Many cities cap the number of unrelated people in one home or need a license for rooming houses, and some states have limited those caps. Check your city's zoning and rental licensing rules before you convert a house.
