One lease per resident, and only their own liability
Each resident signs their own agreement for their own bedroom. Their rent, their deposit, their dates, and their balance belong to them alone — which is several liability, and it is the structure that matches renting to people who did not choose each other.
Leases are built from a template you control or from a PDF you upload, signed electronically with recorded consent, timestamps, and a certificate of completion. When a term has to change mid-lease, a signed amendment records the before and after rather than overwriting the executed document.

Move-in money that matches the lease it came from
Move-in for a bedroom is rarely a clean month. RentCaddie prorates the first period from the lease's own daily rate and shows the arithmetic beside the number — the days, the rate, and the total — rather than presenting a figure the resident has to take on faith.
Each resident's deposit is held and returned against that resident, on their own dates. Charges follow what their lease actually says: the fee schedule, late-fee rule, and utility terms are captured with the lease when it is issued, so changing a policy next year never rewrites a signed agreement from last year.

The room's availability updates, the cleaning is scheduled against the actual last day, the deposit-return clock starts itself the day after that resident moves out, the door code is bounded to their final day, and the listing goes back up — while three residents carry on paying and never hear about it.

- It is not an enterprise accounting suite. Per-property profit and loss, Schedule-E-ready reporting, rent roll, A/R aging, and a QuickBooks-ready export — but no double-entry general ledger, accounts payable, or bill-pay.
- Recurring autopay is still being finalized. Residents can submit card or bank payments today through the manager's connected Stripe account, with Stripe's fees and settlement timing.
- It does not run background checks itself; you choose a screening provider and own the criteria, the decision, and the notices.
- Deposit returns are tracked, dated, and itemized in RentCaddie, but you send the money.
- Plans count active leases, so a four-bedroom house is four leases. Most platforms count units instead, which is cheaper on paper and a poor fit for the way you rent — check both against the pricing page.
